Two Swindon property agents are spreading the word about their successful merger by splashing out on four new branded motors.
Richard James, of the Swindon and Wroughton estate agency chain, and Sue Gidney, head of award-winning Swindon Homefinders, decided to join forces last year and with business going from strength to strength have updated and expanded their fleet of corporate vehicles.
“It’s always a challenge when two companies merge but we are delighted with how things have worked out,” said Richard. “It’s largely due to the commitment of the staff and we wanted to reward their loyalty with new branded cars. “
Now the agency’s four dedicated lettings negotiators will be using the branded Minis – supplied by Dick Lovett car dealership – to go on viewings, for market appraisal visits with potential landlords, and to make property inspections.
And they could find themselves busy.
“The lettings business is active with lots of tenants looking to rent,” said Richard. “And with interest rates looking like they will stay low, it’s a good time for investors. Buy To Let is back in business.”
Richard James And Home Finders are the agents for Heritage Plaza one and two bedroom apartments on the former Great Western Railway works in Swindon, which is proving so popular that developer Thomas Homes is guaranteeing investors two years’ rent with no management or maintenance charges.
“On a number occasions we have had tenants waiting to move in as soon as the investor has completed the sale,” said Sue. “The buyer has only had the keys in their hand for a couple of hours!”
With prices ranging from £105,000 for a one-bedroom apartment, Sue estimates a landlord could see a rental income in excess of £7,000 a year.
She puts the popularity of the development down to the high standard of the finish of the apartments as well as proximity to good local amenities, the Designer Outlet shopping village, Steam Museum and the National Trust, along with plenty of parking and a short cut which puts the town centre and station just minutes away.
And there’s a special scheme for first-time buyers: with a five per cent deposit, there is a 10-year, 20 per cent interest-free loan available, funded by Thomas Homes and the Government to go towards reducing the mortgage to 75 per cent.
