The 1,700 home Tadpole Garden Village housing development being built by Crest Nicholson has been crowned Best Community Initiative of the Year at the 2015 Housebuilder Awards.
The award came in recognition of the success of Crest Nicholson’s creation of a Community Interest Company (CIC), a key element in the building of a sustainable community at Tadpole Garden Village in Swindon.
All residents at Tadpole Garden Village become members of the CIC, which empowers them to manage the community assets on site, enabling them to ensure the long term prosperity of the community.
The CIC is funded in the early stages by Crest Nicholson alongside annual contributions from its members. All of the community assets at Tadpole Garden Village will be owned by the CIC and the revenues they generate will be returned to it and its members.
Crest Nicholson works closely with managing agent, Preim, which has played a significant part in the establishment of the CIC and continues to administer it on Crest Nicholson’s behalf. Preim has been involved from the very beginning, helping to shape the CIC structure in a way that ensures it is robust, transparent and practical in its implementation.
The prestigious Housebuilder Awards, organised by Housebuilder magazine and supported by both the NHBC and HBF, were presented by comedian Tim Vine at a packed London venue on Thursday, 5 November. The awards recognise excellence across a range of housebuilding disciplines.
Stephen Stone, Crest Nicholson CEO, said: “We are really proud to have won Best Community Initiative at the 2015 Housebuilder Awards for Tadpole Garden Village – this visionary scheme is really starting to demonstrate how a holistic approach to designing new communities can deliver real value for residents and the wider community.
“The Community Interest Company is a totally different concept of management which allows residents to manage their community assets in a way that suits them. We will continue to help develop the CIC, assisting in identifying key stakeholders to become directors of the company and therefore long term guardians of the scheme’s vision and legacy.”
Tadpole Garden Village is a progressive and highly sustainable development that will comprise a selection of family homes with gardens and private parking as well as a range of community, retail, education and small business facilities. Once complete the development will provide 1,695 high quality new homes with all the benefits of modern living, setting a new benchmark for development in the local area.
In order to win the Best Community Initiative of the Year award, Crest Nicholson beat off stiff competition from Keepmoat, Taylor Wimpey, and Linden Homes. At the same awards ceremony, Crest Nicholson was also awarded large Housebuilder of the Year and Best Design (four storeys or more) and was highly commended in the Sustainable Housebuilder of the Year and Best Regeneration Initiative categories for Bath Riverside.
