Retirement community specialists McCarthy Stone are bringing forward proposals to redevelop land at 30 Shrivenham Road in Highworth.
The local community is encouraged to find out more about the plans and provide their feedback during a virtual consultation which is available online until Monday 23 June 2025 at www.mccarthystoneconsultation.co.uk/highworth.
The proposed site, located north of the established Wrag View residential development, is currently occupied by a single large dwelling.
McCarthy Stone’s proposals would see the site redeveloped to provide around 46 one and two-bedroom Retirement Living apartments for those aged over 60, as well as shared facilities within the development - including a homeowners’ lounge, hotel-style guest suite for when friends and family come to stay, extensive landscaping and associated parking.

"Our proposals would help to address a demand for retirement accommodation in the area, providing housing choice for older people, whilst freeing up the wider housing market for local families and first-time buyers further down the chain.
“We are keen to develop a scheme that positively contributes to the local community. We want to hear local views on our proposals before we finalise our planning application. A high percentage of over-65s own their own home. Enabling them to move, the developer says, makes a significant contribution to unlocking the housing market, freeing up under-occupied accommodation and much needed local family housing for local people.
Independent research by WPI Economics shows that every McCarthy Stone apartment sold generates two moves further down the housing chain, and in certain circumstances this may be more.
This means that by developing specialist accommodation for older people, people at all stages of the housing ladder can be supported to find a home that suits their needs.
Feedback on the proposals will be accepted until Monday 23 June 2025 and will be considered by McCarthy Stone, where possible, helping to inform the final plans that will be submitted to Swindon Borough Council.
