Barratt Homes Bristol has launched the next phase of its Wichel Fields development at Wichelstowe.

The move comes in the wake of the sell-out success of the previous phase last summer.

This latest phase introduces 120 new homes to the market, offering a variety of one and two-bedroom apartments alongside two, three, and four-bedroom houses. The developer says demand is already strong, with many buyers securing reservations and interest continuing to grow.

As homebuyers prepare for upcoming stamp duty changes on 1 April, first-time buyers at Wichel Fields can secure a home without additional costs. With new tax rules introducing stamp duty on properties over £125,000, first-time buyers can still benefit as those purchasing their first home for under £300,000 will remain exempt. 

This, Barratt says, makes the new apartments at Wichel Fields an even more appealing option.

Currently, no stamp duty is payable on homes up to £250,000, but from April, a two percent charge will apply to the portion between £125,000 and £250,000, and a five percent charge on amounts above that. This could add thousands to the cost of moving for many buyers.

A recent survey revealed that over a third of prospective buyers were unaware of the changes, and 38 percent had limited knowledge of their impact. 

Mortgage expert Terry Higgins advises buyers to act quickly: "The upcoming stamp duty changes could significantly impact home buyers, particularly existing homeowners and downsizers who may face thousands more in tax. 

"However, first-time buyers purchasing properties under £300,000 will remain exempt, putting them in a strong position.”

Wichelstowe is located just two miles from Swindon’s mainline station and three miles from Junction 16 of the M4. The current phase of Orchards View has now completely sold out, and the ninth parcel is expected to launch later this year. David Wilson Homes South West is also currently building at Orchards Rise.
